Construction in France: what SHON is and how to calculate it

When requesting a building permit, the petitioner must indicate the net habitable space (SHON - surface hors œuvre nette) of the planned construction.

This surface is equal to the gross space de construction (SHOB - surface hors oeuvre brute) after various deductions. Therefore, the first step in determining SHON is the calculation of SHOB.

The gross gross space of construction is equal to the total floor area of each level of construction.

The additional floor area required for the development of an existing building to improve its thermal or acoustic insulation are not included in floor area.

Calculation of the net habitable space (SHON)

In order to calculate SHON we have to make the following deductions from SHOB:

- Surfaces of the attic and basement not developable for housing activities or for business/commercial/leisure activities. The surface not developable normally means an area with height under ceiling less than 1.80 m.

- Surface of terraces, balconies, loggias, and non-closed surfaces on the ground floor (with minimum 1 of the 4 walls absent).

- Surfaces used for the parking of vehicles (garage).

- Surface area equal to 5% of floor area (standard deduction on the insulation of the premises).

Please note that room for laundry, photo lab and other spaces not designed for habitation, but intended for leisure, are fully incorporated into the living area SHON.
